We are very sorry but we do have a few rules, which are simple to ensure that your stay is enjoyable both for yourselves and us.
An advance payment equal to 50% of the rental rate is due at the time of booking. The balance of the rent is due fourteen (14) days before your arrival date. If the arrival date is less than 14 days from the date of booking then the full rental rate is due at the time of booking. The advance payment will be applied toward the rent and is not a security deposit.

A sixty day notice is required for cancellation.Cancellations that are made more than sixty days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, will forfeit the difference between the amount paid and the new rental amount. After arrival early departure does not warrant any refund of rent.
This property requires a one week minimum stay. If a rental is taken for less than one week, the tenant will be charged the one week rate.
A security deposit of 250 euro is required on arrival. However, it is fully refundable within (14) days of departure, providing that the following conditions are met.
- No damage is done to property or its contents, beyond normal wear and tear.
- No charges are incurred due to illegal activity.
- No damage or additional cleaning is required due to your pets.
- No damage or additional cleaning is required due to smoking in any part of the apartment.
- No linen is lost or damaged.
- All rubbish is placed in rubbish bins provided outside of the apartment, and soiled dishes are cleaned.
- All charges accrued during your stay are paid prior to departure.
- The tenant has not been evicted by the owner (or a representative of the owner) or a local law enforcement officer.
The maximum number of guests is limited to six persons plus 2 small children. An additional charge or 15.00 euro per person per night for guests in addition to six will be charged.
Rates include a weekly linen & towel setup and replacement. Facilities fees are included in the rental rate.
Whilst bed linen and bath towels are included, and changed weekly, a daily housekeeping service is not included in the rental rate.We do not permit bath towels or linens to be taken from the property, but we provide extra pool towels for your use.
The apartment is a non smoking environment, outdoor ashtrays are available. Any damage caused or additional cleaning required by smoking will be charged and withheld from your security deposit.
Pets are permitted in the apartment only with prior approval.

Parking is limited to two (2) vehicles. Vehicles are to be parked in the designated parking area only. Parking on the road or in the adjacent hotel car park is not permitted. Any illegally parked cars may be towed away. Any fines or towing fees are the sole responsibility of the vehicle owner.
The apartment uses a septic tank system which is very effective; however, it will clog up if improper material is flushed. Do not flush anything other than human waste and toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to 250 euro.
Please respect the garden, it is prohibited for the tenant to cut flowers or branches.
No children under the age of 12 are permitted in the swimming pool unless attended by an adult. When using the swimming pool, remember there is an associated danger with this facility; you use it at your own risk.When not using the pool, please leave the cover on so that it will stay warm, and keep the leaves out.
No violent or disturbing games should be played. Any damage caused in the garden would be charged and withheld from your security deposit.
Open fires are strictly prohibited (wood, charcoal, etc.). There is a gas barbeque, with tools, which is available for tenants to use, please clean it after use.
Noise And Silence
Tenants are urged to avoid any exceptional noise that might disturb their neighbours and to be quiet from 22:30 to 7:00. Televisions and CD players should be set accordingly.
The owners are not responsible for any personal property left in the apartment. Tenants are advised to take precautions to safeguard their property. Please report immediately any suspicious persons.
Any exceptions to the above mentioned policies must be approved in writing in advance.
